Who we are
Trustfirst Title Solutions is a division of Trustfirst Properties, LLC, a Texas limited liability company based in Houston. We provide property, ownership, heir and title research and transaction support for difficult real-estate situations.
Most properties do not require this kind of work. Our specialty is the other end of the market: property still standing in the name of someone who died years ago, estates that were never completed, heirs scattered across states, fractional interests, old recorded claims, delinquent taxes, and chains of title that do not tell a simple story.
Why we may have contacted you
Most of our work starts with a property, not with a seller. A real-estate investor or affiliated acquisition company may identify a property it is interested in, and we research the public record to determine who may have an ownership interest and how the people in the record are connected.
If we contacted you, your name may have appeared through deeds, probate records, court filings, obituaries, death records, genealogical research, or other public or commercially available sources. Sometimes the person we reach owns an interest. Sometimes that person simply knows the family or the history. Our first goal is to understand the facts.
What happens if the research leads to you?
If the records indicate that you may own or have inherited an interest, an investor or affiliated acquisition company we are working with may decide to make an offer. The purchaser will be identified in the written agreement. You are never obligated to sell simply because we contacted you or because we performed the research.
What our research team does
On a complicated property, several kinds of research are usually happening at the same time:
Property & title research
Working through deeds, probate filings, tax records, court records and other public filings to reconstruct the ownership history and identify recorded issues.
Heir & genealogy research
Using probate files, death records, obituaries and genealogical sources to trace families forward and locate people who may now hold an interest.
Transaction support
Helping organize the ownership information, communicate with interested parties, and move a potential acquisition toward the appropriate title, legal or closing professionals.
What you can verify
You may have received a message from a company you had never heard of about property you did not know was connected to you. You do not have to take our word for the underlying records.
- Ask us what record led to you. We can identify the county and the public-record trail we are working from so you can independently check it.
- Pull the deed or court record yourself. County clerk, appraisal, tax and court records are generally available directly from the public agency that maintains them.
- Call us and ask questions. (832) 280-1931. Ask what property we are researching, what we found and why we believe you may be connected.
- Have any proposed transaction reviewed independently. If an investor makes an offer, you may take the agreement to your own attorney before signing it.
What we are — and what we are not
Trustfirst Title Solutions performs research and transaction support. We are not a title insurance company or title insurance agent, not an escrow or closing agent, not a real estate brokerage, and not a law firm. We do not issue title insurance or give legal advice. How we reach people
Because these properties are often not actively listed and the owner shown in the record may be deceased or unreachable, we use public records, probate files and genealogy research to locate people connected to the property. We may then contact them directly by text, phone, email or mail to ask what they know and whether they would consider an offer if the research shows they hold an interest.
